Subletting Rooms (HDB)
Depending on the flat type, the table below shows the maximum number of bedrooms that owners can be subletted.

Subletting Whole Unit (HDB)
HDB owners who are subletting their whole flat must first seek approval from the HDB Branch Office managing the flat.
Owners are only allow to subletting their whole flat with at least one of the reason as below :
- Lessees/spouses who are government or statutory board employees required to stay in institutional quarters and their family members or authorised occupiers are residing with them in the institutional quarters.
- Lessees/spouses who are residing in premises provided by their employer and their family members or authorised occupiers are residing with them in these premises.
- Lessees who are going overseas for work or study Or who are accompanying spouses to go overseas for work or study and their family members or authorised occupiers are accompanying them overseas.
- Lessees who are going overseas for work or study Or who are accompanying spouses to go overseas for work or study and they leave behind lessees/ authorised occupiers who cannot take care of themselves.
- A lessee who is the sole occupier of the flat and requires hospitalisation for more than 6 months.
- Lessees/spouses who are tenants or subtenants of HDB rental shops with living accommodation and they have to stay at the shop premises to look after their business together with their family members or authorised occupiers.
- Lessees/spouses who are owners, tenants or subtenants of HDB sold shops with living accommodation and they have to stay at the shop premises to look after the business together with their family members or authorised occupiers.
- Lessees/spouses who are owners, tenants or subtenants of a private commercial property with living accommodation and they have to live there to look after their business together with their family members or authorised occupiers.
- Lessees who have passed away and have left behind a minor child (i.e. child under 21 years of age). The grandparents/guardians or public trustee who are holding the flat in trust for the minor child may sublet the entire flat.
- A sick or physically unfit lessee who is the sole occupier of the flat and needs to stay with his/her children/relatives so that he/she can be taken care of.
- Lessees who have occupied their flats for at least 5 years and do not have an outstanding HDB loan.
- Lessees who have occupied their flats for at least 10 years.
- Other reasons acceptable to the HDB. Please check the approval from HDB Branch Office managing the flat.

- How to check the eligibility of the tenant (HDB)?
The tenants must be at least one of the condition as below:
- The subtenants must be Singapore citizens, Singapore permanent residents, or non-citizens legally domiciled or lawfully residing in Singapore.
You can verify the Foreigner Immigration Status
and Tenants' Employment Pass / Work Permit Status online.
- The subtenants must not be tenants/owners of other HDB flats except for :
- tenants/owners who are divorced/legally separated and are able to produce documentary evidence of the divorce/legal separation. Only one of the divorced/separated parties can be a subtenant of another flat.
- owners who are eligible to sublet their whole HDB flat under the approved categories of subletting. However, they must sublet their own flat within one month after they have rented an HDB flat from other flat owner. They must resume occupation of their own flat if they fail to sublet the flat within the one-month grace period.
- The subtenants must not be owners of any Executive Condominium units where the 5-year Minimum Occupation Period has not expired.
Landlords should review the applicant's credit history and approve only qualified tenants. This is to prevent the bad debt problem later.
